ServicesEstate management
Estate management for private properties
Grounds, buildings and systems looked after as one whole, with a plan for the year.
The estate through the seasons
One plan for the grounds and the buildings, with a season for everything. Choose a season, or let the year go round; move over the map to read it.
Autumn
Harvest: grapes in September, olives in November. Firewood cut and stacked, gutters cleared, the boat lifted out, the house closed room by room.

Where most houses start
- Repairs happen when something breaks, not before.
- Gardeners, pool technicians and builders each answer to someone different.
- With more than one property, nobody keeps the whole picture.
What we do
We look after everything outside the front door and behind the walls: grounds, buildings, systems, security and works. Each property gets a maintenance calendar for the year, and every contractor knows whom they answer to.
When you own more than one house, we keep them to one standard and one plan, so a problem found in one is prevented in the others.
What is included
- A preventive maintenance calendar
- Gardens, pool and outdoor areas
- Security, keys and access
- Works and projects coordinated with your architects
- Several properties kept to one standard
How it works
How we work, in detailWalk-through
We walk the grounds and the buildings with you or your estate staff, system by system.
The year planned
A preventive maintenance calendar, a list of contractors and a budget for the year.
Contractors in order
Contracts, access and keys organised, with one of us coordinating every visit.
Kept and recorded
Inspections on a fixed rhythm, works followed on site and a written record for each property.
It is for you if
- You own a villa, a chalet or an estate with grounds and several contractors.
- You have more than one property and want them kept to one standard.
- Works are planned and you want someone on site to coordinate them with your architects.
- You want problems found before you arrive, not when you do.
It is not for you if
- You need an administrator for a block of flats.
- You need an architect or a builder: we coordinate them, we do not replace them.
- You only need a gardener: a single trade does not need us.

Questions families ask
Do you employ the gardeners and technicians?
No. They work for the family, or under contract with it. We choose them with you, brief them, check their work and keep the records.
Can you look after a house while it is empty?
Yes. Empty houses need the most attention: we visit on a fixed rhythm, check the systems after storms or frost, and write down every visit.
Do you manage building works?
We coordinate them for the family: we follow the site, keep the architect and the builders to the agreed schedule, and protect the parts of the house that are lived in.
What about security?
We review keys, alarms and access, and keep a written list of who holds what, updated whenever someone joins or leaves. We work with your security provider, never instead of it.
How is the fee set?
Estate management is a monthly fee, set after we have walked the property, because grounds and buildings differ so much.
Tell us about the house.
Tell us about the property, its grounds and the works planned. We will tell you honestly what it needs.
