We look after private homes and estates in Italy and Switzerland, in person: the staff, the seasons, the guests and the small things that only show when they go wrong. You arrive; the house is already in order.

The check takes three minutes and asks for no email address.

  • One point of contact for the whole house
  • A House Book for every residence
  • Milan, the lakes, the Alps and Lake Geneva
  • Six languages

What does the house need first?

Choose the sentence closest to your situation. The answer is one paragraph, and the next step is one click.

The house opened room by room

Shutters, linen, kitchen, pool and garden ready in the right order; staff and suppliers booked; the first arrival prepared down to the flowers and the lamp left on.

Estate management

Who we work with

  • Families and owners

A house ready before you arrive

A home in Italy or Switzerland and a life elsewhere. One person answers for the house, the people in it and everything that has to happen between your visits.

  • Family offices and estate managers

One written standard for every property

You answer to a principal; we give you something to show. A visit, an honest diagnosis and a House Book per property, handed over to the team that runs it.

  • Household professionals

    A career in private houses

The Academy teaches the methods we use ourselves. The Liorènne Register will open country by country.

A day in a house we keep

Five moments, the same care. Choose an hour, or let the day pass.

A housekeeper smooths fresh white sheets in the morning light

Shutters open, linen aired.

We're up before the family. Windows open, flowers checked, and breakfast set out the way they actually like it.

The day passes on its own; choose an hour to stop it.

How we work, in four steps

At your pace. The first conversation commits you to nothing.

  1. A private conversation

Thirty minutes, by video or in person in Milan. You tell us about the house, the people in it and what is not working.

  2. A visit and the House Book

Two days in the house to see how it really runs. Then we write the House Book and agree it with you, room by room.

  3. The team and the routines

Routines set with the people who follow them, and the House Book handed to your staff.

  4. The house kept, season after season

We run the house, or your team does with us beside them. The House Book is brought up to date every season.

Where we work

We are based in Lombardy and travel with the seasons. Elsewhere in Europe, on request.

The House Book

Every house we keep has one. The family's preferences, inventories, routines, suppliers and protocols, written down and kept current. When people change, the house remembers.

  • The family's preferences, written down once
  • Every room: what is in it and how it is kept
  • Routines for the day, the week and the season
  • Suppliers, keys, contacts, and what to do when something goes wrong

The same method is available as an editable kit for house managers and family offices.

How to prepare a guest room people actually sleep well in

The questions to ask before a guest arrives, why the bed comes first, temperature, darkness and quiet, the practical things nobody packs (plugs and Wi-Fi included), the bathroom, the small welcome and the last walk through the room.

Questions families ask first

Will you sign a confidentiality agreement?

Yes, before anyone from our side enters the house, using your agreement or ours. We never name the families we work for, and references are shared privately, with the consent of the families who give them.

Where do you work?

In Italy and Switzerland: Milan and the lakes, the Ligurian coast and Tuscany, Lugano, Zurich, Lake Geneva, Gstaad and the Engadin. We are based in Lombardy and travel with the seasons. Elsewhere in Europe, on request.

Which languages do you work in?

You can write to us in any of the six languages of this site. The House Book can be kept in more than one language, so the family and the staff each read the same standard in their own.

Who employs the staff, you or us?

The family does, directly, with a proper contract: in Italy under the national contract for domestic work, in Switzerland under the cantonal rules. We help you do it properly, from the job description to the first weeks.

How do your fees work?

We quote after the first conversation and the visit, because no two houses are alike. Consulting is a fixed fee per project, management a monthly fee, and seasonal work a fixed package. The staff are paid by the family, not through us.

How quickly can you start?

We reply within one working day, and the first conversation can usually take place within the same week. If a date is fixed, such as an opening or an important visit, put it in your first message and we will tell you honestly whether it can be done well.

Do you look after houses lived in only part of the year?

Yes. We open them before you arrive, check them on a fixed rhythm while they are empty, and close them at the end of the season with a written list for every room.

When should the house be ready?

Tell us about the house, the season and the people in it. We will come back to you personally.

We reply within one working day.
